A comp set is a group of 20 comparable properties in your market that are similar to yours in terms of location, size, amenities, and price point. We use this group as a benchmark to help you understand how your listing performs relative to your direct competition on Airbnb.

How do you select my comp set properties?

We analyze properties in your area that match your listing's profile: similar bedroom count, guest capacity, amenity level, and nightly rate range. The goal is to find the properties that a guest would also consider when deciding where to book.

What metrics are included in the comp set analysis?

We compare average daily rate (ADR), occupancy rate, booking window (how far in advance guests book), review ratings, response rate, cleaning scores, amenity coverage, and listing content quality. Over a hundred data points in total.

What does the content analysis cover?
